Garage Floor Coatings
Jason Moorhouse
We love new technology. And Polyaspartics are the latest and greatest when it comes to rapid return to service floor service. They don’t have much of an odor and can be installed in one day. Popularized by Bayer chemical as 1 day garage service, for many years it was a proprietary service and product. I’m a big fan in the right circumstances to use polyaspartics or hybrids.
However, and there is always a but…In Park City with our hardness scale in concrete and the temperature swings, I’m not going to suggest the installation of polyapartics in many situations. The extremes call for Polyamide solutions and traditional urethanes.
We are fans of traditional systems that have a longer pot life and attach by both chemical and mechanical adhesion.
Don’t get caught in only mechanical adhesion. This is a recipe for complete floor replacement in the near future.
I see systems about 70% of the cost of our traditional system that will last a total of 4 to 5 years in our environment. They then result in almost complete failure, requiring removal and replacement. For a few dollars more you can simply add another coat to a traditional system and renew it. Maybe 5% or less failure, but it will likely last beyond 20 years. I’ve now had traditional floors installed for 20 years. They were maintained twice with a urethane top coat and some chips during the maintenance coat.
Yes Chemical and Mechanical floor coating adhesion is what we recommend in Park City. Hopefully this is easily understood, don’t get caught with just mechanical adhesion, the moisture drive and temperature changes are violent in Park City.
If you need some help selecting a floor coating or want our opinion about the slope or viability of your floor coating, we are happy to geek out about epoxy and creating the perfect car wash station in your garage.
You have a nice ride, why not have a clean car and a clean garage all year long?
